A recent outbreak of phone calls has been coming in to the Steve Horn Team headquarters. These phone calls have been focused on Equity issues. “I do not have a severe hardship situation, but I am not going to persist on the road that I am on when I am $250k behind in my equity situation.” This becomes a grey area when you are dealing with the idea of short sale v. foreclosures. As a phoenix short sale specialist, I cannot advise my clients what to do, I can give them choices and allow them to make an educated verdict. When a customer tells me short sale v. foreclosure and then just pronounces they are going to allow the house to go to foreclosure, my comment back is “why don’t you allow the bank to choose if they will short sale the home.”

Here are the scenarios that we are running into:

1) I do not show a decrease in income and I am showing positive growth in our salary

2) I have a lofty FICO score

3) I spoke to an attorney

4) Not sure: short sale versus foreclosure

There are many different variables that the bank thinks about when they accept a short sale. The circumstances mentioned above is a situation we see each day and everyday we are able to receive written approval letters from the lender. These approval letters may have terms and conditions from the bank, However, if you do not want a foreclosure on your record….short sale is a great decision.

Consider that the short sale will hurt your credit score less than foreclosure. If you just give up and pitch the keys at the bank they might come after you to make back some of the cash that you owe them. Short sale is the best option in almost anybody’s case.

It’s a simple fact that if you work in construction, you’re going to need the appropriate construction safety clothing. Failure to implement the regulations regarding personal protective clothing, or any other safety gear is tantamount to professional neglect. Not only this, but we also put ourselves and our co-workers at higher danger from accidents. That’s something not often considered: if we’re not acting safely, those around us are put in danger. If you, as an employer, simply provide the tools necessary to remain safe – and a large part of that is construction safety clothing – you are not fulfilling your legal requirements as regards safety in the workplace. Remember, the right training is also required.

If you’re an employee, you still have an obligation to ensure your construction safety clothing is appropriately used. You are supposed to ensure you are properly clothed to protect yourself from natural elements, and general purpose work. All other considerations fall to the employer. It’s well worth remembering that this should not be at any extra cost to the worker.

Choosing the correct construction safety clothing is an essential part of fulfilling your H&S requirements. You must ensure that they are selected in accordance with recognised standards, do not, in themselves – or in conjunction with other gear – create a hazard of any kind, and are maintained to a sanitary a workable standard.

Remember that correctly studying and applying the regulations for construction safety clothing is essential, and what’s more, easy to do. It’s one of the least complicated parts of our job as regardssafety, and requires common sense above all.

Selling real estate in Potomac Maryland, especially high end homes, is very difficult in the current economy. To add an additional element of home selling difficulty is that fact that not all offers are from people who will actually buy.

One known phantom buyer has made a dozen known offers on homes priced at a half million dollars or more. Before even seeing the house, this guy makes offers, sets up appointments for inspections, and then never shows up. He typically says he will put down $20,000-$100,000 in Earnest Money, but surprisingly never actually provides the check.

Why is he so willing to waste people’s time with fake offers? Maybe he really thinks that he will be able to pay for the house, or maybe he just likes to cause chaos for sellers and real estate agents. I don’t know what his motive is, but the result is a lot of discouraged sellers. Sellers are extatic about getting a “solid” offer, but crushed when they find out the buyer is fake.

While this practice of writing fake offers is unethical, there is nothing illegal about it. This can be a huge inconvenience for sellers of Odessa Texas Homes, especially when they start making arrangements for the place they are moving into.

There has been plenty of experiences where fake home buyers have conned potential sellers and their real estate agents. A few years ago a real estate agent had a client who pretended to be the rapper “Baby Bash”.They got a contract accepted on one of the biggest, and most expensive, Utah Homes for Sale. “Baby Bash” and his girlfriend even celebrated the “new purchase” with the sellers of the house. The title company involved also wasted lots of time preparing paperwork for closing and waiting for the money to be wired.In this scenario, the fake buyer never provided an earnest money check.

So How do you avoid these fake buyers? Make sure real earnest money is received with any offer, even if it is a cash offer. These fake buyers aren’t going to risk their money when they know that they aren’t actually going to end up buying the house. Watch out for things that seem fishy. Don’t count the house as sold, until the money actually goes through. If things seem too good to be true, then they just might be.

If ever there was a good time to invest in real estate, it’s now. Seriously. We happen to believe the bottom is in. Regardless of whether it is or isn’t there are several factors that bring me to the conclusion that it is time to buy now.

First, acquaint yourself with the three different ways property can be held in Panama–titled, rights of possession, and concession.  The last two may not even exist in your country of origin, but they are common in Panama. Titled property is just the same as elsewhere in the world. The seller owns the property and holds title to that property which he can transfer through sale to the buyer. Rights of Possession (ROP) property is owned by the Republic of Panama. Rights of Possession can be transferred through a sales transaction, but the government is still the official owner of the property. Concession rights refers to the right to use (usually coastal land or islands) for a fee and a specific period of time. Concession property is also owned by the government.  Buyers often ask whether it is “bad” to purchase ROP or concession properties. The answer depends on how you intend to use the property and how secure you feel with your decision. For instance, if you were interested in building a ’surf camp’ on some remote beach with very little capital outlay, an ROP property might offer you the chance to do so without the high price tag of titled oceanfront. However, if you were looking to build a high-end resort, with millions of dollars investment, then you might want to pay the higher price of a titled beachfront property to secure your investment. 

Second, it may seem obvious, but deal with a licensed agency. Not all persons working for a real estate office need to have a license, but by law there must be someone licensed who represents the organization. If your real estate professional cannot supply you with a license number under which their office operates it is wiser to move along and find a more legitimate and legal representative to help you. In the unfortunate event that something turns ’sour’ in your real estate transaction, you will have recourse with the licensing board should the fault lie with your realtor.

Environmental Issues. Consult with an expert regarding the environmental issues surrounding a gas station business for sale. You may encounter issues such as contamination, tank lining and remediation. If there is an environmental issue to contend with you will want to know before you buy the business. It reduces demand making money not so important, causing the price of goods and services go up.

Last, understand that the concept of putting funds into escrow is a relatively new concept in Panama  Many, many transactions take place here every day that involve nothing more complicated than writing a check for the attorney to hold in his or her personal account pending the closing. If you are not comfortable with that, you may have to bear the cost of setting up an escrow account on your behalf and you should do so if you are in any way ill at ease with the rather casual way funds are sometimes handled in Panama. The vast majority of transactions go smoothly, though, and if you are happy with your relationship with your agent and your attorney, you may wish to skip the expense of setting up an escrow account
